Epping Road Commercial District - What Is It?
Epping Road is located on a NH 101 interchange and leads into the downtown area. Epping Road may appeal to businesses for a variety of reasons:
- Easy access - Right off exit 9 of 101 and a straight shot from downtown
- Traffic counts - Between 1995 and 2005, traffic counts north of Continental Drive increased by 41% to 10,720 vehicles per day
- Proximity to Exeter High School
- Development potential - Several large commercial and industrial parcels are available for development; according to a 2005 Epping Road Access Management Study, the vacant land on the corridor has the potential to add over 700,000 square feet of development, mostly of the light industrial and retail type, as well as 100 new housing units
- Incentives - The areas surrounding Epping Road are also eligible for tax credits under the Economic Revitalization program. As an "ER Zone," the Epping Road corridor allows businesses to apply for credit against the Business Profit and Business Enterprise taxes.
What's Allowed
While the areas directly adjacent to Epping Road are zoned as "C-2; Highway Commercial" and "C-3; Epping Road Highway Commercial," the industrial and professional parks accessible from Epping Road are zoned as "I" and "CT-1." Learn more about permitted land uses for these zones:
